Dubai office property sales reached AED20.16bn ($5.49bn) during the first nine months of 2026, with off-plan transactions accounting for 80 per cent of the total value, according to an analysis of Dubai Land Department data.

A total of 3,695 office transactions were recorded between January and September, according to Al Masdar Al Akari’s analysis.

Off-plan offices accounted for 2,363 transactions worth AED16.13bn ($4.39bn), representing approximately 64 per cent of transaction volume and 80 per cent of sales value.

Ready offices accounted for the remaining 1,332 transactions, worth AED4.03bn ($1.1bn).

The figures come as Dubai’s office market recorded a sharp increase in activity during September.

Office sales reached AED1.85bn ($504m) across 419 transactions during the month, representing a month-on-month increase of approximately 62 per cent in value and 28.5 per cent in transaction volume. That compared with AED1.14bn ($310m) across 326 transactions in August.

Dubai office sales rise 54%

September’s figures were also substantially higher than a year earlier. Office transaction volumes increased 7.4 per cent from 390 deals in September 2025, while the value of sales increased approximately 54 per cent from AED1.2bn ($327m).

Off-plan offices drove much of the September activity, with 265 transactions worth AED1.32bn ($359m).

Ready offices recorded 154 transactions with a combined value of AED525.5m ($143m).

The figures marked a rebound for the off-plan market following a decline in August.

There were 244 off-plan transactions worth AED903.4m ($246m) in July before activity fell to 188 deals worth AED806.1m ($219m) in August. September then saw sales increase to 265 transactions worth AED1.32bn.

Business Bay leads Dubai office market

Business Bay was Dubai’s largest office sales market during the first nine months of 2026.

The district recorded 1,100 transactions worth more than AED9.9bn ($2.7bn).

That means Business Bay accounted for approximately 29.8 per cent of office transactions but 49 per cent of the total value of office sales across Dubai.

Transactions priced between AED2m ($544,000) and AED5m ($1.36m) were the most common, accounting for 40.6 per cent of all office deals during the nine-month period.

Deals between AED1m ($272,000) and AED2m represented another 28.2 per cent.

Transactions below AED1m accounted for 8.2 per cent, while properties priced from AED5m to AED10m ($2.72m) represented 9.6 per cent.

Deals valued between AED10m and AED20m ($5.45m) accounted for 6.6 per cent of transactions, while offices selling for more than AED20m represented 6.9 per cent.

The latest figures follow an earlier analysis by Al Masdar Al Akari which found that off-plan Dubai office sales reached approximately AED13.1bn ($3.57bn) during the first half of 2026.

According to that analysis, the six-month total exceeded the combined value of off-plan office sales recorded during the previous seven years.

Between 2019 and 2025, off-plan office transactions totalled AED5.48bn ($1.49bn) across 1,821 deals.
