Dubai’s World Islands is set for a new residential development worth more than AED4bn ($1.09bn), featuring 840 branded residences, floating villas and regular yacht connections to mainland Dubai.

SAMANA Developers has unveiled the project as the first development under SAMANA COLLECTA, its newly launched premium real estate brand.

The development will feature seven floating villas and two tree villas alongside apartments ranging from studios to four-bedroom homes.

Prices are expected to start below AED2m ($544,000), with all residences planned to offer sea views.

The project is being designed as a year-round residential destination, rather than a location primarily for holidays or occasional visits.

Regular yacht shuttle services are planned between the island and mainland Dubai at 30-minute intervals, with embarkation points to be announced closer to launch.

The development will include:

  • Multiple beaches
  • A lagoon
  • Swimming pools
  • A beach club
  • Water-sports facilities
  • Spas
  • Indoor and outdoor gyms

Residents will also have access to co-working spaces, high-speed connectivity, a dedicated welcome centre and everyday retail and services.

Core residential amenities and services are planned to be operational from the first handover. Dining options will include a floating Italian restaurant developed with a Michelin-recognised culinary partner.

The residential buildings will feature Italian-inspired landscaping, while the homes are being created in collaboration with an Italian luxury brand whose identity will be announced separately.

SAMANA plans year-round living at The World Islands

Imran Farooq, CEO of SAMANA Developers, said the company intends to make The World Islands a destination where residents can live throughout the year.

He said: “We see The World Islands as one of Dubai’s most extraordinary waterfront frontiers. The opportunity now is to make island living work for everyday life. Not only as somewhere to visit, but as somewhere people can genuinely call home.

“Dubai is evolving rapidly, and so are the expectations of residents, families, entrepreneurs and professionals. We want to create a destination that responds to that shift while remaining closely connected to the city.

“Our ambition for COLLECTA extends beyond a single development. Dubai will be where we establish the brand and prove what it stands for, and taking the concept to international destinations.”

The development is intended to combine waterfront privacy with the transport connections, services and amenities associated with a primary residence.

Its combination of yacht transport, co-working facilities and everyday services is designed to appeal to residents who want to live and work with greater flexibility.

SAMANA launches COLLECTA premium real estate brand

The World Islands development marks the launch of SAMANA COLLECTA, a new premium real estate platform through which the developer plans to expand in Dubai and selected international markets.

SAMANA says it has launched 54 projects in Dubai and established itself among the city’s top 10 developers.

The new brand will focus on residential destinations combining distinctive locations, design collaborations and lifestyle amenities.

“The first chapter of SAMANA was about proving that we could scale, compete and establish ourselves among Dubai’s leading developers. SAMANA COLLECTA is about what comes next. We are taking what we have learned and applying it to the premium segment, with a sharper focus on location, design, experience and the way people want to live,” Farooq said.

The developer plans to explore further lifestyle and waterfront destinations internationally following the establishment of SAMANA COLLECTA in Dubai.
