UAE developer Arada has submitted planning applications for Thameside West, an AED12bn ($3.27bn) regeneration project in East London that could deliver at least 5,000 homes.
The applications have been submitted to the London Borough of Newham. The proposed development spans more than two million square feet in the Royal Docks and includes affordable housing, public spaces and new access to the River Thames.
The first stage proposes nearly 1,500 homes across six buildings. Arada said the first two buildings would be dedicated entirely to social-rent housing, including family homes.
The proposals include a seven-acre park with around 1,000 trees, smaller gardens, a one-kilometre active waterfront and a riverside walk along Bell Lane. Ground-floor space overlooking the park is intended for amenities including cafés and restaurants.
Arada said it is holding workshops with local residents to help shape part of the park.

The developer is also working with Transport for London on the design of a proposed Docklands Light Railway station. The aim is for the station to open in time for the first residents, although the source does not give an approved opening date.
Arada is developing Thameside West in partnership with the Greater London Authority’s Royal Docks Team.
Ahmed Alkhoshaibi, Group CEO of Arada, described Thameside West as a masterplan centred on nature and public space. Tom Copley, London’s Deputy Mayor for Housing and Residential Development, said the proposals would help deliver social-rent and family housing on a former industrial site.
The project’s homes, park and transport plans remain proposals subject to the planning process.
